As an architect, I'm often involved in grand designs and extensive renovations. But sometimes, the most satisfying projects are the ones we do in our own homes, working with limited resources to create something truly special. Today, I'm excited to share with you how I transformed my dated guest bathroom into a fresh, inviting space - all for under £300. This project proves that with a bit of creativity and elbow grease, you can achieve remarkable results without breaking the bank.
The Challenge
My guest bathroom was
functional but uninspiring. With its 1990s beige tiles, lacklustre lighting,
and worn fixtures, it was hardly the welcoming space I wanted for my visitors.
The challenge? To create a modern, appealing bathroom without replacing the tiles
or any major fixtures. Here's how I did it:
The Plan
Before diving in, I
carefully budgeted my £300, allocating funds to key areas:
- Paint: £50
- New mirror: £60
- Lighting: £70
- Accessories and hardware: £80
- Grout refresher: £20
- Contingency: £20

The Transformation
1. A Fresh Coat of
Paint
Cost: £45
The first step was to
brighten up the space with paint. I chose a soft, light grey for the walls
(Dulux's "Polished Pebble") to contrast with the beige tiles and add
a modern touch.
Top Tip: When painting a bathroom, always use a
moisture-resistant paint to prevent mould and mildew. The Dulux Easycare

2. Grout Refresh
Cost: £18
It's amazing how much
of a difference clean, fresh grout can make. I used a grout pen to whiten and
refresh the tile grout, instantly making the old tiles look cleaner and
brighter.
How-to: Clean the grout thoroughly first, then
carefully apply the grout pen, wiping away any excess from the tiles.
3. Statement Mirror
Cost: £58
I replaced the old,
plain mirror with a round, frameless one. This simple change immediately
modernised the space and made it feel larger.
Design Tip: Round mirrors soften the angular lines
typically found in bathrooms, creating a more welcoming feel.
4. Upgraded
Lighting
Cost: £65
Swapping out the dated
overhead light for a sleek LED fixture dramatically improved the ambiance. I
also added a small, warm-toned LED strip behind the mirror for a touch of
luxury.

5. New Hardware and
Accessories
Cost: £76
Small changes can make
a big impact. I replaced the old towel rail, toilet roll holder, and door
handle with matte black versions for a cohesive, modern look. New towels and a
small plant added colour and life.
6. DIY Artwork
Cost: £0
To add a personal
touch, I created simple, watercolour-style prints using materials I already had
at home. These added a pop of colour that tied the whole room together.
Creative Idea: Use fabric off-cuts or wallpaper samples
to create unique, budget-friendly art.
The Result
The transformation was
remarkable. The bathroom now feels brighter, more spacious, and decidedly more
modern. The best part? It came in slightly under budget at £292, leaving a
little extra for a new bath mat.
Lessons Learned
- Plan Carefully: Having a clear plan and budget from
the start kept the project on track.
- Focus on Impact: Prioritise changes that will have
the biggest visual impact.
- Don't Underestimate DIY: Many small tasks, like painting or
changing hardware, are easily DIY-able and save significant money.
- Shop Smart: Look for sales and compare prices
across different retailers to get the best deals.
